IT IS NOW GETTING VERY CLOSE TO THAT TIME WE CALL “CLOSING DAY”.  WE CAN FINALLY SEE THE FINISH LINE!!  HERE AT THE MAZYCK GROUP WE RECOGNIZE THIS TIME CAN BE VERY BUSY AND STRESSFUL.  HOPEFULLY YOU WILL FIND THE INFORMATION BELOW TO HELP RELIEVE A LITTLE OF THAT STRESS AND HELP YOU BECOME FULLY PREPARED FOR CLOSING DAY.

1.        FINAL WALK THRU

a.       EXPECT THE BUYER TO SCHEDULE A FINAL VIEWING OF YOUR PROPERTY PRIOR TO THE DAY OF CLOSING.  THIS IS SO THEY CAN CHECK THE PROPERTY CONDITION PRIOR TO SIGNING PAPERS AND CONFIRM THAT ANY REPAIRS HAVE BEEN COMPLETED.

2.        REPAIRS

a.       ANY REPAIRS AGREED UPON MUST BE COMPLETED PRIOR TO CLOSING UNLESS OTHERWISE AGREED UPON IN WRITING.

b.       PLEASE SEND ANY INVOICES, RECEIPTS, WARRANTIES, ETC… TO OUR OFFICE A.S.A.P

3.        WILL WE CLOSE ON CLOSING DAY?

a.       ALTHOUGH WE BELIEVE IT SHOULD OCCUR ON THE DATE SPECIFIED IN THE CONTRACT, WE FIND THAT IT SOMETIMES DOES NOT.  THIS IS USUALLY DUE TO THE LARGE AMOUNT OF PEOPLE THAT MUST COME TOGETHER TO MAKE THE CLOSING HAPPEN (SELLER, BUYER, BOTH AGENTS, TITLE COMPANY, UNDERWRITERS, INSPECTORS, APPRAISERS, ETC…) MOST DELAYS RANGE ANYWHERE FROM 1DAY- 2WEEKS.

4.        HOW LONG WILL CLOSING LAST?

a.       30 MINUTES TO 1 HOUR

5.        WHEN SHOULD I SCHEDULE MY CLOSING?

a.       YOUR AGENT OR THE TITLE COMPANY WILL CALL YOU TO SCHEDULE YOUR CLOSING.  USUALLY THEY WILL CALL YOU AT THE LAST MINUTE.  THIS IS BECAUSE THEY WANT TO WAIT UNTIL THEY ACTUALLY HAVE THE DOCUMENTS FROM THE BUYERS LENDER TO SCHEDULE ANYONE.

6.        WHO NEEDS TO BE AT CLOSING?

a.       ALL PARTIES ON THE DEED MUST BE AT CLOSING.  HUSBAND AND WIFE MUST BE AT CLOSING.  IF YOU WOULD LIKE TO EXECUTE A POWER OF ATTORNEY SO THAT ALL PARTIES DO NOT HAVE TO BE PRESENT, PLEASE LET US KNOW IMMEDIATELY.

7.        WHAT DO I NEED TO BRING TO CLOSING?

a.       PROPER IDENTIFICATION ( DRIVERS LICENSE IS SUFFICIENT)

b.       CASHIERS CHECK FOR ANY MONEY THAT MAY BE DUE

c.        IF YOU ARE DOING A SELLERS TEMPORARY RESIDENTIAL LEASE, PLEASE BRING A CHECK FOR ANY FUNDS MADE PAYABLE DIRECTLY TO THE BUYER.

d.       VOIDED CHECK IF YOU WOULD LIKE ANY PROCEEDS FROM THE SALE TO BE WIRED TO YOUR ACCOUNT.

8.        WHERE SHOULD I LEAVE KEYS, GARAGE DOOR OPENERS, ETC

a.       WE NORMALLY RECOMMEND THAT YOU LOCK THE HOME UP AND LEAVE ALL KEYS, GARAGE DOOR OPENERS, ETC… IN ONE OF THE KITCHEN DRAWERS.  THE BUYERS AGENT WILL BE ABLE TO LET THE BUYER IN USING THE LOCKBOX AND GIVE THEM ACCESS TO THE PROPERTY.

9.        WHEN WILL I GET MY MONEY?

a.       I F BOTH PARTIES CLOSE EARLY IN THE DAY ON THE DAY OF CLOSING, FUNDING USUALLY OCCURS THAT SAME DAY. IF EITHER OF THE PARTIES CLOSES LATE IN THE DAY,   FUNDING WILL NOT OCCUR UNTIL THE NEXT BUSINESS DAY.
