HERE IS AN OVERVIEW OF WHAT YOU SHOULD BEGIN TO DO AND EXPECT AFTER SIGNING THE CONTRACT

1.        PLEASE  SEND US THE FOLLOWING  INFORMATION IMMEDIATELY IF YOU HAVE NOT DONE SO. THIS WILL ENSURE COMPLIANCE WITH THE CONTRACT. 

                                                        SELLERS DISCLOSURE                EXISTING SURVEY (IF YOU HAVE ONE)

2.        PROPERTY INSPECTIONS

a.        EXPECT THE BUYER TO SCHEDULE A PROPERTY INSPECTION THROUGH C.S.S VERY SOON

b.        WE RECOMMEND THAT YOU LEAVE THE HOUSE DURING THE INSPECTION AND EXPECT THAT IT WILL TAKE 2-4 HOURS TO COMPLETE.

3.        SHOWINGS

a.        WE RECOMMEND THAT YOU CONTINUE TO ALLOW SHOWINGS UNTIL AFTER THE OPTION PERIOD HAS EXPIRED.   WE LIKE TO HAVE MORE BUYERS READY JUST IN CASE THIS CONTRACT DOESN’T WORK OUT

4.        MARKETING

a.        WE WILL CONTINUE TO MARKET THE PROPERTY UNTIL THE PROPERTY CLOSES.

5.        REPAIRS

a.        EXPECT TO RECEIVE A REPAIR REQUEST FROM THE BUYER AFTER THE INSPECTION OCCURS.  WE WILL NOTIFY YOU AS SOON AS WE RECEIVE THIS, AND WE CAN NEGOTIATE THE REQUESTS AT THAT POINT.

b.        ALL REPAIRS MUST BE COMPLETED BY A LICENSED PROFESSIONAL AND RECEIPTS MUST BE PROVIDED TO THE MAZYCK GROUP SO THAT WE CAN FORWARD THEM TO THE BUYER.

c.        WE RECOMMEND THAT YOU NOT COMPLETE REPAIRS UNTIL AFTER THE BUYERS OPTION PERIOD HAS EXPIRED.  HOWEVER, THEY MUST BE COMPLETED PRIOR TO CLOSING UNLESS OTHERWISE AGREED UPON IN WRITING

6.        PACKING AND MOVING PLANS

a.        WE RECOMMEND THAT YOU DO NOT START PACKING OR MAKING “FIRM” MOVING PLANS UNTIL AFTER THE BUYERS OPTION PERIOD HAS EXPIRED.

7.        COMMUNICATION WITH OUR TEAM?

a.        WE NORMALLY FOLLOW UP WITH ALL PARTIES WEEKLY UNTIL THE WEEK OF CLOSING AND THEN DAILY ON THE BUSINESS DAYS PRECEEDING CLOSING?  IF YOU WOULD LIKE MORE COMMUNICATION FROM OUR TEAM, PLEASE NOTIFY US AND WE WILL SERVE YOU IN ANY WAY YOU WOULD PREFER.
